Creekside Garden City introduces a new and ground breaking concept for a high quality and sustainable urban development in Kenya. The proposed Creekside Garden City development enjoys an outstanding location in relation to the Old Town and Central Business District of Mombasa.
The main city is well known for its island location, facing the open sea to the south-east, whilst on its other sides it is, in effect, surrounded by creeks that separate it from the mainland.
The creek on the western side of Mombasa Island gives access to the expanding Port Kilindi and Port Reitz complexes and it is relatively industrial in character, whilst the creeks on its northern and eastern sides (known as the Port Mombasa, Nyali and Tudor Creeks) are of a quite different character, being narrower, winding and free from industrial development. North of Mombasa Island, the Nyali creek broadens out into a substantial body of water known as Tudor Creek that, surrounded by land on all sides, has the character of a large lake, in marked contrast to the outlook onto the open sea to the south.

The principal land use at Creekside Garden City will consist of middle-income residential apartments. This market is the principal driver for the project, and it is the creation of middle-income accommodation that makes many of the other initiatives around the site possible. Purchase income, management charges, commercial rent and other charges, together with the large overall scale of the project, will make many facilities both possible and sustainable where at a smaller size these opportunities would not be viable.
The principal residential area of the site covers the central and northern plateau, away from significant changes in level and the main visitor and commercial area to the south. The southern area of the plateau is occupied by sites 23 and 24, (22 and 26 storeys) included within this prospectus. Buildings 23 and 24 will be designed and constructed with sustainable principles at the forefront, especially in the use of energy both during construction and, importantly, over the on-going lifetime of the development. Natural, fuel-free systems will be researched and the best suited will be used wherever practicable, including the use of wind-power, solar power and natural cooling.
